The conditions that apply to this website and to the millwork we build for you.

These Terms of Service govern your use of the website at xxienanpur.anpur.org.br and describe the general conditions under which Oak & Ember Millwork Co. provides millwork services. A signed project proposal, where one exists, takes precedence over anything on this page.
1. Use of this website
You may browse, print and share these pages for your own non-commercial purposes. You may not scrape the site at scale, republish our photographs or written descriptions elsewhere, attempt to interfere with its operation, or use it to transmit unlawful material. We may suspend access to anyone doing so.
2. Intellectual property
All text, photographs, drawings, the Oak & Ember name and the logo mark are the property of Oak & Ember Millwork Co. and are protected by United States copyright law. Shop drawings prepared for a project remain our property until the final invoice is paid, at which point you receive a licence to use them for the maintenance and repair of your own installation.
3. Estimates, quotes and pricing
- Ranges published on the Services page are indicative only and are not offers.
- A written quote is valid for 30 days from its date unless stated otherwise.
- Once a quote is accepted in writing and a deposit is received, the price is fixed for the scope described.
- Additional work you request after sign-off is quoted separately as a written change order and must be approved before it is carried out.
- Prices are in United States dollars and exclude applicable Michigan sales tax where it applies.
4. Payment terms
Our standard schedule is 40% on contract signing, 40% on completion of finishing, and 20% on completion of the walkthrough, payable net 10. Late balances accrue interest at 1.5% per month or the maximum permitted by Michigan law, whichever is lower. Title to installed goods passes on receipt of final payment.
5. Scope, site conditions and access
Our quotes assume reasonable access, a cleared and powered work area, and building structure that is sound. We are not responsible for pre-existing defects such as out-of-level floors, failed plaster, concealed plumbing or non-compliant wiring, although we will always tell you what we find. Discovery of asbestos, mould or other hazardous material will pause work until it is professionally remediated.
6. Scheduling and delays
Dates are committed in good faith and we hold them the overwhelming majority of the time. We are not liable for delays caused by events outside our reasonable control, including supplier shortages, freight failures, extreme weather, utility interruption, or delays caused by other trades on your site. We will always notify you promptly and propose a revised date.
7. Cancellation
- Before material is ordered: cancel in writing for a full refund of your deposit, less any drafting time already spent, billed at $95 per hour.
- After material is ordered but before machining: refund less material cost and drafting time.
- After machining has started: custom components cannot be resold, so the deposit is non-refundable and any work completed beyond it is invoiced.
Because everything we make is manufactured to your specification, custom goods are not returnable. See our Warranty & Returns page for the exceptions that do apply.
8. Warranty and disclaimer
We provide a written five-year workmanship warranty, described in full on the Warranty page. Except as expressly stated there, and to the fullest extent permitted by law, all other warranties, whether express or implied, are disclaimed. Wood is a natural material: colour will shift with light exposure, and grain and figure will vary between boards. These characteristics are not defects.
9. Limitation of liability
To the extent permitted by Michigan law, our total liability arising from any project is limited to the amount you paid us for that project. We are not liable for indirect, incidental or consequential losses, including loss of use, loss of profit, or costs incurred with other trades. Nothing in these terms limits liability for death or personal injury caused by negligence, or for fraud.
10. Governing law and disputes
These terms are governed by the laws of the State of Michigan. Any dispute will be brought in the state or federal courts located in Wayne County, Michigan. Before commencing proceedings, both parties agree to attempt good-faith resolution by telephone or in person, because in seventeen years that has resolved every disagreement we have had.
